Terms, plainly.
These terms cover your use of ekacapital.ae and its tools, operated by EKA Capital, a licensed Dubai brokerage (RERA No. 1508830) ("we"). Using the site means you accept them.
What our reports are — and aren't
- Our tools read a property against recorded Dubai Land Department sales and live listing data, and present the result with the assumptions shown. They are information, not advice — not a formal RICS-style survey, not financial or investment advice, and not a guarantee of price, rent, or return.
- Data can lag, listings can be inaccurate at source, and small comparable samples are flagged where they occur. Always verify the specific unit — with us or independently — before you commit money to anything.
- Investment projections (yield, IRR, appreciation scenarios) are illustrations driven by your inputs and stated assumptions. Markets can and do move the other way.
Fair use of the tools
- The free tools are for your own property decisions. Don't scrape, bulk-query, resell, or misrepresent our reports as your own analysis.
- We may rate-limit or withdraw access to keep the service healthy for everyone.
- Reports are EKA's work product; share them privately as you like with "EKA Capital" attribution intact.
Brokerage services
Buying or selling representation is a separate engagement, agreed in writing with its own terms and fees, and conducted under our RERA licence. Nothing on this site creates a brokerage engagement by itself.
Accounts
Sign-in is via Google. You're responsible for your account; we may close accounts that abuse the service. Delete your account and data any time — see our privacy page.
Liability
The site and tools are provided as-is. To the maximum extent permitted by law, we're not liable for losses arising from reliance on free reports or from third-party data errors. Nothing here limits liability that cannot be limited under UAE law.
Governing law
These terms are governed by the laws of Dubai and the United Arab Emirates; disputes go to the courts of Dubai. We may update these terms; the date above always reflects the current version.
